Employment History, Income Source, and Residence History

  • Name, address, and phone numbers of all employers for past two years
  • Past two years W2s
  • Most recent 1 month pay stub from employer — 30 days
  • First two pages of last two years of tax returns
  • Last two years of addresses

Self-Employed Borrowers & Commissioned Income

  • Past two years’ tax returns with all schedules (individual, partnership and corporate)
  • Current balance sheet and YTD income statements for the business owned

Source of Funds for Closing

  • Name, address, and account numbers for all checking, savings, and investment accounts
  • Most recent two month bank statements on all accounts
  • Closing statement on sale of prior home (if applicable)
  • If transferring funds to one account, need paper trail of disbursements/deposit
  • Any large deposit must have paper trail and source where it came from
  • If cashing in stock or other assets, need proof of disbursement/deposit
  • Proof Earnest money check cleared bank account
  • If using gift funds, we can help prepare gift letters and verify funds

Debt & Obligations

  • Provide total monthly consumer obligations
  • Provide current mortgage statement (if applicable)

Miscellaneous Information & Documents

  • Name and address of landlords for past two years
  • Copy of purchase agreement/contract
  • Bankruptcy papers and discharge (if applicable)
  • Photo ID and Social Security cards (FHA only)
  • DD-214 and Certificate of Eligibility (VA only)
